Energy Reports Scotland

For all buildings in Scotland, an Energy Report is required when a property is sold or rented for the first time.

As a homeowner or landlord in Scotland, you may have heard of Energy Performance Certificates (EPCs) but not know exactly what they are or why you need one. Why do I need an EPC?

An EPC provides important information about the energy efficiency of a property which can help potential buyers or tenants make an informed decision about whether to buy or rent the property. An EPC can also help landlords meet their legal obligations under Scottish legislation.

 

Regulations surrounding EPCs in Scotland

The Scottish Government has introduced regulations that require all properties built, sold or rented out in Scotland to have an up-to-date Energy Performance Certificate (EPC). The regulations also require landlords to ensure that their properties meet minimum standards for energy efficiency before they can be let out and they must also provide tenants with a copy of the EPC before they move into the property.

 

How to get an EPC

If you need an Energy Performance Certificate for your property, you will need to contact an accredited Domestic Energy Assessor (DEA) such as Walker Fraser Steele. Our DEA’s will visit your property and carry out an assessment which will determine its energy efficiency rating and suggest ways to improve it. The DEA will then produce an EPC which will be valid for 10 years from the date it was issued. We also provide an Energy Report as part of the Scottish Home Report.

 

How much does an Energy Report cost?

  • Energy reports for properties with up to and including 3 bedrooms are £90 (inc VAT).
