Private Surveys

As a buyer in Scotland, you’re entitled to review all the information that’s contained within the Home Report your seller has commissioned to help you decide whether to make an offer to purchase their property. There is no obligation for you to arrange your own independent survey, but you may decide you want to in order obtain independent professional advice. However, if the property you are buying is exempt from the Home Report legislation, then the mortgage valuation arranged by your lender does not provide you with condition information on the property you are looking to purchase. The lender's valuation will only verify the lending criteria the lender has. Only a privately arranged survey commissioned by you will help you decide whether you're making the right choice for your next move.
